Job Description

The City of Littleton's Community Development Department is looking for a full time Planner I - II.

The Planner I - II is responsible for processing land use variances, conditional uses, and development projects.  Other responsibilities may include enforcing the zoning code, sign code and the development process. Serves as the point of contact for inquiries related to zoning code and noise ordinance administration and enforcement and to sign code administration.  Assists the Planning Manager with development review, including site development plans, re-zonings and subdivision applications.   Provide staff support to the Board of Adjustment and Planning Commission under the direction of the Planning Manager.

Hiring Salary Range:
Planner I: $41,000-$52,300
Planner II: $50,200-$64,000


 Essential Duties & Reponsibilities:

  • Responds to inquiries by citizens, property owners, and developers regarding zoning requirements, the potential uses of buildings and land, addressing, and signs.
  • Prepares staff reports for City Council, Planning Commission, and the Board of Adjustment in a complete and timely manner, as required.  Makes clear and organized presentations before the aforementioned boards. 
  • Draft zoning ordinances and/or amendments to existing ordinances.
  • Analyze zoning change requests for compliance with the comprehensive plan and zoning ordinance.
  • May provide staff support for the Board of Adjustment, including scheduling meetings; preparing agendas.
  • Researches and writes technical reports on development review, planning and/or special projects as assigned, and prepares staff reports pertaining to the zoning or development review of historic preservation; and presents reports to the Planning Commission, Board of Adjustment, and/or City Council, as required.
  • Reviews and approves Sign Permits, and other administratively reviewed zoning applications. 
  • Assists the Planning Manager in all aspects of current planning review for proposed development in the City, including working on development proposals that are presented to Planning Commission and/or City Council.
  • Attends pre-application meeting with applicants, as required.  
  • Conducts field inspections for zoning code compliance associated with permits issued.
  • Coordinates with Development Services Division on the enforcement of the sign code and fence permits, and conducts inspections as required.
  • Conducts field inspections for compliance with the approved plans, as required.
  • Coordinates with other departments regarding the assignment of street names and addresses for new developments and structures as well as processing requests for changes of either street names or addresses.
  • Participates in development review team meetings.
  • Assists with development review and other duties as assigned.
  • May participate in historic preservation planning efforts, including planning review of projects in designated historic areas of the City.
  • Uses a personal computer and various software programs to produce written communications and accomplish other work products.
  • Delivers work products and services to customers within assigned full-time work schedule.
  • Observes and follows established City and departmental policies and procedures in the daily conduct of the job.
  • May serve as an Emergency Worker.


  • May appear as a witness for the City in municipal or district court regarding zoning matters.
  • Performs other assignments and projects as required.

This Position Reports To:  Planning Manager
This Position Has Supervisory Responsibility For:   None.


 Education, Formal Training & Experience:
  • Requires a valid Driver's License and a qualifying driver's history; and

Planner I:

  • Requires a Bachelor's Degree in Urban Planning, Urban Design or related field.

Planner II:

  • Requires a Bachelor's Degree in Urban Planning or Urban Design.  Master's degree in Urban Planning and/or Urban Design preferred.
  • Requires four or more years of experience in municipal current planning.
  • An America Institute of Certified Planners Certificate (AICP Certification) strongly preferred.
